Objective

The primary objective of the Mansoura Industrial & Logistics Area is to establish a streamlined, high-velocity freight connection that transforms the Delta region into a regional transit trade hub while decongesting Egypt's older urban centers. By building specialized industrial corridors right behind the residential zones, the development aims to ensure immediate supply chain independence, reduce cargo bottlenecking between production fields and maritime ports, and foster intensive local job creation. Furthermore, the zone seeks to capture domestic and foreign investments—safeguarded by the New Urban Communities Authority (NUCA)—to modernise manufacturing, eliminate transport inefficiencies, and secure regional economic resilience across northern Egypt.

Description

The Mansoura Industrial & Logistics Area—integrated directly behind the coastal development of New Mansoura City and tied into the national Tanta–Mansoura–Damietta Logistics Corridor—serves as a hyper-modern economic zone in Egypt's Dakahlia Governorate. Strategically positioned near the Mediterranean coast, this multi-sector corridor leverages an upcoming electrified railway network and heavy highway upgrades to fluidly link the Delta's dense agricultural and industrial heartlands to the shipping hubs of the Damietta Port. Representing a vital node in Egypt's Sustainable Development Plan, the area features custom-zoned industrial pipelines tailored for manufacturing, consumer goods supply chain facilities, and foundational construction material production plants.

History

The Mansoura Industrial & Logistics Area is integrated into New Mansoura City via a "balanced growth" master plan that physically separates heavy operations from residential blocks while keeping them connected through smart infrastructure. Positioned on the inland southern edge of the city, the industrial zone borders the International Coastal Road, acting as a buffer that keeps cargo traffic away from the northern tourist promenade, luxury villas, and beachfront high-rises along the Mediterranean
